Grade is the first thing we look at on any property, because everything else sits on it. Royalty Landworks does rough and finish grading with compact equipment that fits residential lots: re-sloping soil so water runs away from the foundation, cutting and filling level pads for patios, lawns and play areas, terracing steep yards, and preparing whole sites for new landscape. We import or remove soil as needed and finish to a surface ready for sod, rock or hardscape.

A yard that looks fine in August shows its grade problems in April when weeks of snowmelt pool at the foundation. We grade for that volume and route it to drains and swales. Steep sites usually pair grading with retaining walls.
Often, yes. Rebuilding positive slope for the first several feet from the foundation solves most cases. Where the lot will not allow it, we add a drain.
